Do you need a general contractor?

Some small projects can be managed without a general contractor. A homeowner who only needs a leaky shower replaced could plan the project out, procure materials, demolish the old shower, hire a tub/tile installer, hire a plumber, get any necessary permits, and realistically manage the process to completion. Once a project grows to the point that it impacts an entire room or more–a kitchen or bathroom remodel, for instance–the process becomes far too involved and complex for most property-/homeowners.

What we do as your general contractor

As your general contractor, all the behind-the-scenes machinations and planning required to take a project from idea to completion becomes our responsibility. We will evaluate and plan your project, provide you with a fixed, total cost for your project, and then take responsibility for seeing it through to completion. Most jobs involve the use of subcontractors such as plumbers, electricians, and other trades. While it is generally possible for a homeowner to hire these professionals directly, we have years of experience hiring these folks over and over. We know who to hire (and who NOT to…) and have ongoing relationships of a decade or more with most of our preferred subs. This long-term relationship means we know exactly what to expect and how to work with these professionals. It also means that these companies, who we hire repeatly year after year, have a greater interest in meeting our specific needs. In practice, this often pays dividends with the scheduling process–if you ask to be squeezed in next week, the answer is ‘no’; when we ask, it’s more likely to be ‘let me see what we can do…’.
